Sharpe Edge Icons ResearchHM Land Registry is aiming to have no applications older than 12 months by Spring 2024, report Gemma Duncan and Lillee Reid-Hunt.

To support this goal the Land Registry is trialing incorporating increased automation to improve their processes. Updating registered titles is said to makeup the majority of caseworkers’ work and one method that they are exploring to tackle this is called ‘Lawyer Assured Information (LAI). The aim is to reduce the number of checks that Land Registry caseworkers have to do by requiring legal professionals to provide assurance that their applications are true and accurate. This assurance that certain ‘completion facts’ are correct should mean that caseworkers do not need to check the information.

LAI has been trialed with four firms currently and it is reported that they have seen a reduction in errors and requisition rates. When trialing this there were concerns that this would shift liability onto legal professionals who are making assurances of the applications’ quality however the Land Registry has assured this is not the case.

There is no current estimate as to when this will be rolled out widely and the Land Registry assures that that they will continue to share information as they progress.
